Sales Procedures and Fees
Twin Lakes Sports Club is a corporation owned by it's leaseholders. All of the land in Twin Lakes is the property of the corporation and the homeowner's lease lots of land. The lease is a 99 year lease which is transferable to family members, so homes stay in the family. Lease holders pay quarterly assessments which pays for the upkeep of community property, road maintenance, sanitation and monthly newsletter. In order to own a home or lease a lot in Twin Lakes, membership must be approved by the Board of Directors.
Only members and their guests are allowed on Twin Lakes' property.
Buyers who are interested in purchasing or building a home in Twin Lakes Sports Club must complete an application for membership. Membership must be approved prior to purchase.
Lease with intent to build or placing a mobile home
When transferring a lease which does not meet the requirements for square footage, running water, or a working toilet and septic tank, the
following will be included in the transfer papers and signed by all concerned parties:
"Buyer and seller are aware that failure to comply with the terms of the attached building permit dated for
Lot(s) may cause Twin Lakes Board of Directors to cancel the lease for those lots "
The building permit must be approved by the Board of Directors and include corrections to be made to the property, any temporary living conditions
allowed, and the date by which the corrections must be complete.
a. Require verification that the title and license of a mobile home is in the name of the current leaseholder before any transfer of lease is complete.
b. All address changes of lessees must be accompanied by a signed address form and such forms kept current and in the lessees file.
c. Article II, Section 3 of the Twin Lakes Bylaws names the Board of Directors as the membership committee, therefore the Board requests that
every new applicant for membership appear before the Board at the regular board meeting when his/her membership is to be considered.
Cost of Lease transfer
Closing Cost $500 (price negotiated between Buyer and Seller)
Member to member transfer $100
Share of Stock $50 each (two shares required)
Quit Claim $100.00
Contracts for transfer of lease
a. Check lot list file to assure everything is in order, name of owner, co-owners, and etc.
b. All contracts for Lease, Lease Agreement, and Quit Claim forms are on computer. Both legal descriptions are included on the forms i.e. (NW/4)
and (N/2 of the NE/4).
c. Buyers will be furnished a copy of the lease.
d. All new members must purchase at least two (2) shares of stock.

- Each applicant will be required to pay a $75.00 fee to cover the cost of obtaining reports.
- Membership applications must be submitted to the Twin Lakes office no later than 10 days prior to the monthly Board Meeting. Application packets include authorization forms for credit report and OSBI as well as a copy of the Twin Lakes Rules and Regulations. Applicants must sign a form letter stating he/she has read TL Rules and Regulations and agrees to abide by them if they are accepted.
- The application for membership must be accompanied by a signed Offer to Purchase and an Acceptance of Offer form, before being presented to the Board
- Applicant must meet with the Board of Directors prior to membership approval.
- The Board of Directors will notify applicant of membership decision within 10 days of Board meeting.
